This building provides the perfect holiday home and can even make you some extra money if you decide to rent it whilst you’re not in the country.
My selling company can take care of the management, maintenance and running of the apartments for a small communal fee of 3,000 baht per apartment per month. This covers a weekly maid service, (or more if required), pool maintenance and cleaning twice a week which includes all the necessary chemicals needed, gardening as and when required, free water from the natural water table below the apartments, land tax, and other general upkeep including garbage removal and tidying of all communal areas and an annual fresh coat of paint.

The apartments are sold with a 30+30+30 year lease but can be renewed at anytime, so if you decide to sell to another buyer your lease can be cancelled and a new lease for 30+30+30 can be issued in the buyers name, this means you can sell the property with a full lease. All leases are made by one of Phukets best known law firms, International Law Office, Phuket Town & Patong, and all leases are registered with the Phuket land department who keep a copy for themselves and give copy’s to the leasor and leasee.

The penthouse is the same size inside as the other apartments but has twice the total space as it also has private and sole access to the flat roof terrace on the level above. The panoramic views from this height are really spectacular and you can see over to Chalong Bay, and over to the mountains and the Big Buddha where the sun set is magnificent. A cold water shower is installed on the terrace along with power points for convenience, and the furnishings include a double sun lounger and BBQ, and tropical potted plants to complete the look.
We started construction on these apartments in April 2007 and all of them were sold off plan before the 1st floor was even finished. By the time the apartment block was complete in December 2007 two apartments had been resold at a 50-60% increase on the original price. Since 2008 there have been another 3 resales and all have made at least a 50% profit, this doesn’t include rental income and a holiday home for the past two and half years.
The apartments that have not been sold are owned by people who actually live there who realize it would be impossible for them to replace their apartments for the same price they bought it, particularly in the Nai Harn and Rawai area where prices have more than doubled in the past 2 years. Overall in Phuket sea view apartments and condos have risen in price due to less sea view land being available within the height restrictions that is applies on the island.
