I have a company that can take care of all the management, maintenance and running of the apartments for a minimal communal fee of 3,000 baht per apartment per month. The fee covers a weekly maid service, or more can be arranged if requested, pool maintenance and cleaning twice every week including the chemicals, gardening as and when required, free water from the natural water table below the apartments, land tax, and general upkeep including garbage removal and tidying of all communal areas and an annual paint job.
If you are not in Phuket in person and have guests, or rent out the apartment and have customers staying, you don’t have to worry about the property as my company is here to assist, we can liaise with guests and help out if something is in need of attention, and fix anything if there are any problems.
All apartments are sold with a 30+30+30 year lease but can be renewed at anytime, also if you want to sell to another buyer your lease will be cancelled and a new lease for 30+30+30 can be issued in the name of the new buyer, so you can sell a full lease which is more attractive. All leases are organized by Phukets best known law firm, International Law Office in Phuket Town and Patong, and all leases are registered with the Phuket land department who then keep a copy for themselves, the leasor keeps a copy, and the leasee has the final copy.
The total land area is 16m x 20m =320m2, as the building is built upwards there is still a profusion of outdoor communal area available to you or guests to enjoy. The total foot print of the building is 120m2 which leaves another 200m2 of communal area.
Both the ground floor and 1st floor apartments are the same size at 58m2, with a total indoor space of 10m x 5m = 50m2 and an outside balcony of 4m x 2m = 8m2 .
Broken down into areas, there is a living room at 4m x 5m = 20m2, a bathroom 2m x 2.5m = 5m2, kitchen 2m x 2.5m = 5m2 and bedroom 4m x 5m = 20m2.
The living room looks very spacious partly due to large patio doors that open out to the balcony giving the room a nice, breezy outdoor feel, and as it is shaded neither rain or sunshine can stop you from sitting out there and enjoying the scenery.
Plenty of power points have been installed for convenience and so you can move the furniture around to what suits you best. Local cable TV has been installed as well as True Vision Satellite TV with wireless broadband and remote control fans.
In the bedrooms air con has been installed and there is a connection for cable TV.
Hot water is available in both the kitchen and bathroom. The shower is an electric power design, and has an Asian wet room look, tiles go all the way to the ceiling and the floor comprises of dark tiles. The sink is a real feature in green glass resting on a black granite surface. In the kitchen all counter tops are a luxurious black granite for style and practicality.
In the penthouse the floor area is the same size inside as the other apartments, however it is actually double the size as they also have private and sole access to the flat roof terrace above. Up here the sea views are truly spectacular and look over at Chalong Bay, the surrounding mountains, and it’s one of the best seats in Phuket to admire the Big Buddha from. On the roof a cold water shower has been installed, and extra power points so you can enjoy the outside weather and beautiful scenery at any time of the day. Furnishings also include a double sun lounger, BBQ, and numerous tropical potted plants.
Building of the apartments was started in April 2007 and even before the 1st floor was completed they were all sold off plan. When the apartment block was finally finished in December 2007, 2 apartments had been resold at a 50-60% increase on the original price, since 2008 there have been another 3 resale’s and all have made at least 50% profit, this doesn’t take into account any rental income or the fact one was a holiday home for the last two and half years.
Those apartments that haven’t been sold are owned by residents who see them as their homes, they know that it would be impossible for them to find similar apartments for the price they paid, especially in the areas of Nai Harn and Rawai as prices have risen so much in the last 2 years. The price of sea view apartments or condos in Phuket have also trebled in the past few years as less sea view land is available within the height restrictions imposed.
